How to use this checklist: Walk through the home systematically — exterior first, then room by room. Check each item, note any defects in the space provided, and photograph every issue. Do not sign the handover certificate until all defects are either fixed or listed on a formal defect schedule.

📋 Before you arrive

Obtain your approved plans and compare room dimensions on site

Bring a copy of your contract and any approved variations

Charge your phone — you will be taking many photos

Bring a torch for roof spaces, wardrobes, and under-sink areas

Allow at least 2–3 hours — don't rush

Confirm your independent building inspector is attending

🚪 Entry and hallways

Front door — operates smoothly, locks correctly, no gaps at frame

Doorbell installed and operational

Cornice — straight, no gaps or cracks at joins

Walls — no dents, paint defects, or shadows under raking light

Flooring — no chips, gaps, lippage, or squeaks

Skirting boards — straight, no gaps, painted

Light fittings installed and operational

Power points at correct height, plates flush to wall

🛏️ Bedrooms (check each room)

Walls and ceiling — no paint defects, plasterboard waves, or staining

Cornice — continuous, no cracks at joins

Door — operates smoothly, latches correctly, no binding

Door handle and lock operational

Wardrobe — doors aligned and operational, shelving level and secure, rod installed

Window — opens and locks, flyscreen fitted

Flooring — no gaps, squeaks, or damaged boards/tiles

Light fitting and power points per electrical plan

TV/data points installed where specified

🧺 Laundry

Trough — installed level, sealed to wall, taps operational

Washing machine tap operational, hose connections secure

Dryer vent ducted to exterior

Floor waste installed and clear

Cabinetry — doors and drawers aligned

Door to exterior — weatherseal in place, locks correctly
